Deciding

Access, isolation and the order of the work

Weigh access before scope. In a shared building the containment has to hold a corridor and a route to the street as well as a room, and the negative air has to exhaust somewhere that is not another unit's window, so the walkthrough tells you more about the cost than the square footage does. Put the sequence in writing: survey, then isolate whatever is leaking, then demolition, then drying, then rebuild, then the clearance check, which after an asbestos abatement only a project monitor may perform. A job that opens a wall before the riser is isolated is a job done twice, and in a building with a management company in the middle, twice takes a season.
